Park Rules

General Rules

  • Quiet hours are from 10 PM to 7 AM
  • No campfires or open flames are permitted except in designated areas.
  • Charcoal grills may be used only with prior management approval. Management reserves the right to withdraw approval at any time, and in the sole discretion of Management. Under no circumstances may charcoal grills be used on picnic tables.
  • Wood-burning fire pits or rings are permitted only in designated areas with approval.
  • Each site may have one RV and up to two vehicles, unless other arrangements have been made. Additional vehicles require management approval and may be directed to
    overflow parking.
  • The speed limit throughout the park is ten MPH. First violation results in a warning. Second violation results in a fifty dollar fine. Third violation results in termination of stay.
  • Checkout time is 11 AM.

Pet Policy

  • A maximum of two quiet, well-mannered pets are permitted per RV.
  • All pets must be registered with the office before arrival. Visitors may
    not bring pets into the park.
  • Pets must have up-to-date vaccinations and rabies certificates provided at
    check-in.
  • Restricted breeds include American Pit Bull Terrier, Doberman Pinscher, Rottweiler, Chow, Wolf or wolf hybrids, or any mixed breed exhibiting similar traits. Said breeds are not permitted subject to management’s sole discretion.
  • Follow the posted rules and regulations in the dog park area.
  • Pets must be on a leash at all times outdoors. Leashes must be no longer than six feet and may not be retractable.
  • Pets may not be tied up outside unattended. There shall be no outdoor pet pens or dog houses without management approval.
  • Pets must remain indoors overnight.
  • Pets may not enter park buildings. Service animals are exempt from this rule.
  • Pet owners are responsible for immediate cleanup of pet waste. Pet waste must be disposed of properly using bags provided at waste stations.
  • Pets may not cause disturbances such as barking, growling, biting, or otherwise disrupting the stay of neighbors, including crossing into neighboring sites. Violations can result in termination of stay in sole discretion of Management.
  • Management reserves the right to terminate the right to keep a pet in the park at any time as a consequence of violations. Pet owners remain responsible for any damages, injuries, or disturbances caused by their pets and shall indemnify and hold harmless Wateroak RV Living, its agents and assigns.

Additional Policies

  • Only self-contained RVs in good working and aesthetic condition are permitted. RVs less than ten years old are automatically approved.
  • RVs over ten years old require photo submission for management approval. RVs established in the park that are over ten years old are subject to a management inspection which must be completed within ninety days to confirm compliance with park standards.
  • Pop-up campers and tents are not permitted.
  • All RVs and vehicles must have current tags, registration, and insurance. Proof must be provided at registration. Management shall be entitled to retain this information.
  • Management reserves the right to terminate tenancy at any time for behavior or conditions deemed objectionable.
  • No rowdiness, loud music, abusive language, violent behavior, intoxication, possession, or use of illegal drugs.
  • Alcohol must be kept in concealed containers. Open containers are not allowed anywhere in the park.
  • Multiple noise complaints of any kind, (including those related to barking dogs, children, or other disturbances), may result in removal from the park in sole discretion of management. First offense results in a warning, second offense can result in termination of stay.
  • Children under the age of 18 must be supervised at all times and remain in the presence of an adult.
  • No access to neighboring sites, including cutting through those sites, is permitted.
  • No soliciting or vending is allowed without management approval.
  • The brandishing or discharging of firearms is not permitted on park property and will result in immediate termination of your stay at the property.
  • Wateroak RV living is not responsible for any personal injury, accidents, or property damage. All guests agree to assume the risk of same.
  • No parking on grass or in non-designated areas. Tenants are responsible for any damages resulting from failure to follow this rule. All vehicles must follow parking directions including directions related to parking direction, backing in, or one way traffic.
  • Inoperable vehicles are not allowed on-site.
  • No vehicle repairs are allowed without prior management approval.
  • ATVs, dirt-bikes, go carts, and other similar vehicles are not permitted to be driven on the property.
  • Management, in its sole discretion, reserves the right to immediately terminate stay at any point if violations are egregious or particularly likely to result in harm to people or property.
  • All equipment used on site shall be in good working order, and shall be maintained so that it does not pose an unusual risk to people or property.
  • Power cords must be intact with no exposed wiring. All wiring must remain contained within the factory jacket with no breaks or slices.
  • Water connections must be leak-free at all points of connection.
  • Sewer hoses must be connected using a leak proof adapter, sealed, and elevated to avoid damage and allow proper lawn maintenance access.
  • Lawn maintenance crews are not responsible for hose damage resulting from improper setup.
  • RV washing is allowed with prior office notification. Vehicle washing is not allowed.
  • Only standard outdoor camping gear, subject to any exceptions below, is permitted. This includes patio furniture, picnic tables, grills, camping chairs, outdoor mats, and plants or flowers.
  • No tents, trailers, or boats are allowed on sites.
  • No temporary structures, storage sheds, outside appliances, outdoor clotheslines or window air conditioning units are allowed without management approval.
  • No generators are allowed without management approval.
  • All sites must remain clean and orderly. Management reserves the right to request removal of non-compliant items in management’s sole discretion.
  • No smoking is permitted inside any park building.
  • Dispose of cigarette butts properly and ensure guests comply with this policy.
  • No fireworks are allowed, except in designated areas on New Year’s Day and July Fourth, with prior management approval.
  • No subletting or subleasing of RV sites is allowed under any circumstances.
  • Rules, regulations, and fees are subject to change in management’s sole discretion.
  • All posted signage and rules must be followed at all times.
  • Please respect the facility and clean up after yourself after using any park amenities, facilities, or sites, bathhouse, or laundry area.
  • Do not leave personal items behind. Management is not responsible for any items left behind. Any trash or other materials left behind shall be subject to a clean up or disposal fee.
  • Dispose of trash properly according to posted rules and regulations. Failure to do so will result in additional charges for the cost of remediation.
  • Sites must be left clean and orderly. All trash must be disposed of according to posted rules.
  • Any water or electrical connections must be closed off, shut down and secured.
  • All guests and visitors enter the property at their own risk. Wateroak RV Living, its owners, management, and staff are not responsible for any injury, accident, property damage, loss, theft, or acts of nature occurring on park property. This includes but is not limited to incidents involving weather, trees, falling limbs, animals, insects, fires, water, or utility failure.
  • Guests agree to indemnify and hold harmless Wateroak RV Living, its affiliates, agents, and employees from any and all claims, liabilities, or damages arising from the use or occupancy of the premises.
  • All guests consent to allow emergency personnel, utility providers, or authorized representatives of Wateroak RV Living to access RV sites when reasonably necessary for safety, repairs, inspection, compliance, or emergencies.
  • Emergency phone numbers, evacuation routes, severe weather protocols, and
    shelter locations will be posted and must be followed during any declared emergency.
  • All RV owners must maintain comprehensive liability insurance covering bodily injury and property damage during the duration of their stay. Proof of current insurance may be requested at any time and must be provided upon request.
  • Vehicle insurance must meet state minimum requirements and remain in effect for all registered vehicles on park property.
  • Back flow prevention devices must be installed where required by state or local ordinances.
  • Guests are required to comply with all fire safety regulations, including applicable state burn bans, local fire codes, and park fire rules.
  • No hazardous materials, flammable liquids, explosive devices, or illegal substances may be stored or disposed of on park property.
  • Fire extinguishers must be maintained inside each RV and in good working order.
  • RV sites may not be used for commercial activity, including operating a business, retail sales, or conducting business operations that involve customers, employees, or client visits to the property, unless expressly authorized in writing by management.
  • Solicitation, door-to-door sales, advertising, or unauthorized events are strictly prohibited.
  • All guests and residents must comply with all applicable federal, state, county, and municipal laws, ordinances, and regulations during their stay. Failure to comply may result in immediate removal from the property at management’s sole discretion.
  • Lawful possession of firearms inside an RV is permitted provided all applicable state laws are followed and the firearm remains safely secured and not visible in public areas.
  • No individual listed on any state or national sex offender registry may reside in or visit the park at any time. Registration will be grounds for immediate removal.
  • Wateroak RV Living reserves the right to conduct criminal background checks on any long-term guest. Management may refuse tenancy or terminate stay based on the results of such screening.
  • No excavation, digging, construction, alteration, or permanent improvements may be made to the site, utility connections, or park infrastructure without prior written permission from management. Guests will be held responsible for any damages caused by unauthorized work.
  • Park operations may be interrupted by natural disasters including but not limited to hurricanes, tornadoes, floods, or lightning. Guests are responsible for monitoring weather conditions, securing property, and complying with all evacuation orders.
  • No refunds will be issued for closures due to weather or force majeure.
  • Violation of any of these rules may result in immediate termination of occupancy at the sole discretion of management. In such case, the guest must vacate the premises immediately upon notice.
  • By entering or remaining on Wateroak RV Living property, guests acknowledge
    they have read, understand, and agree to comply with all park rules and regulations, including this legal supplement.
